Who we are

Treterre is operated by Società Agricola arl, Via Tre Terre 911, 22010 Pianello del Lario (Como), Italy, holding regional agriturismo authorisation no. 013183-AGR-00001.

In these terms, "we", "us" and "Treterre" mean the operator of the property; "you" and "guest" mean the person making the booking and everyone included in it.

Bookings and rates

A booking is confirmed only once you have received our written confirmation by email, whatever the channel used to make the request (website, telephone or email).

Rates are shown in euros, are per room per night, and include the taxes applicable at the time of booking unless stated otherwise. Any tourist tax that applies is payable on site.

We describe our rooms and services with the greatest care; images and descriptions are for guidance and small variations may occur.

Payment

We accept payment in cash and by Visa, Mastercard, Maestro and CartaSi. We do not accept American Express (Amex).

Depending on the rate you choose, we may ask for a deposit or full payment at the time of booking. We may also pre-authorise your card to guarantee the reservation.

The card used for payment or presented at check-in must belong to one of the guests staying. Any extra charges or damage beyond fair wear and tear may be applied to the same card.

Check-in, check-out and identification

Check-in is available from 2:00 pm to 6:30 pm, and check-out must be completed by 10:30 am.

If you expect to arrive outside these hours, please contact us in advance so we can look into arranging your arrival.

Under Italian law we are required to register every guest, so a valid photo ID must be presented at check-in. Late check-out is available on request and may carry a supplement.

Guests and eligibility

Treterre also welcomes families with children, in a limited number of dedicated accommodations. To ensure a pleasant and peaceful stay for all our guests, we can host a maximum of two families with children at the same time.

Only the guests named on the booking may stay in the room. Please tell us the correct number of people when you book, as each accommodation has a maximum occupancy set for comfort and safety.

Changes and cancellations

The amendment and cancellation conditions depend on the rate you choose and are set out in your booking confirmation. Some rates allow greater flexibility, while others are non-refundable.

To amend or cancel a booking, please contact us as soon as possible; the conditions of the rate you booked will apply.

If your stay is cut short after arrival, the full amount for the booked period remains payable, unless the rate you chose provides otherwise.

House rules

To keep Treterre a peaceful and pleasant place for everyone, we ask guests to observe a few simple rules.

The whole property is non-smoking and pets are not permitted. Events, special occasions and stays for groups of more than 6 people are possible only with exclusive booking of the entire property.

We also ask guests to observe quiet hours between midnight and 8:00 am.

Guests are responsible for the proper use of the rooms, shared spaces and facilities, as well as for the conduct of the people included in their booking.

Events and exclusive use of the property

Treterre can host events and special occasions only with exclusive booking of the entire property.

For events, a minimum stay of 2 nights is required. Every arrangement must be agreed and organised with us in advance, so as to ensure a pleasant experience and respect for the spaces and atmosphere of Treterre.

Facilities and seasonal services

Some services may vary depending on the time of year or on organisational needs. The pool is available all year round and is heated from 1 May to 31 October.

The sauna is available during the winter season to all guests. At other times of the year it is reserved for guests staying in the suite.

The restaurant and breakfast service operate to set hours, which we will be glad to confirm. In the event of maintenance or circumstances beyond our control, some services may be temporarily changed or limited; where possible, we will let you know in advance.

Liability

We take good care of our guests and do our best to ensure a pleasant and safe stay. To the extent permitted by law, Treterre is not liable for loss, damage or events not directly attributable to us or arising from circumstances beyond our control.

Nothing in these terms limits any liability that cannot be excluded or limited under Italian law.

Please look after your personal belongings and consider taking out appropriate travel insurance.

Governing law

These terms are governed by Italian law. Any dispute will fall under the jurisdiction of the courts of Como, Italy.

If any provision of these terms is found to be invalid or unenforceable, the remaining provisions will continue in full force and effect.
